We’ve talked about re-caulking and installing new weather stripping when you have one or two windows that seem to let air or water in, but there are many more common issues we hear about that homeowners can fix themselves. Here are a few and their solutions.

Hard to Open Windows

If you have wood or clad windows that are hard to open, the problem may be over painting. All too often we see that painting companies or homeowners simply painted the window and frame together. This leads to windows that don’t open easily. However, if you have vinyl or aluminum windows, it could be dirty window tracks. Pollen and dirt can lead to windows that don’t slide in the tracks easily. If this is your window issue, fist clean the track with warm water and a mild soap. Once dry, use a dry silicone spray (not WD-40). This should solve the problem.

Windows That Don’t Stay Open

This is one of the most common window issues we hear about when we ask a homeowner why they’re replacing their windows. There are two main reasons this happens. First is when the balances come out of alignment. This is a simple fix, check out this YouTube video for instructions (although this is for a specific brand, most vinyl windows have a similar mechanism).

Another reason is an issue with the pivot bar. This essential piece connects the balances of the window sash so it stays in place when opened. Sometimes a bend in one side or the other is the issue. You can try to realign with pliers. They do occasionally break, however, can be replaced. Contact your window installer or manufacturer for necessary repair pieces.

Finally, it could be the balances that are broken. Depending on the brand of windows, the balance could be one of three styles; spiral, block and tackle, or constant force. Condensation on Your Windows Inside Your Home

As we’ve mentioned before, condensation between the panes of glass is from a broken window seal and there isn’t much you can do about that. However, if the condensation is on the glass inside your home, it’s likely from excess humidity. One solution in a bathroom is to leave the exhaust fan running for 10 – 20 minutes after a shower. If you have lots of plants near your window, move them a bit further away. Finally, if you always leave your blinds or curtains closed, try opening them daily for a few hours. This will allow the trapped moisture to escape.
