New windows are an investment. And, if you want that investment to last, you should plan on regular window maintenance over their expected life. If you didn’t know that windows required some level of maintenance, you’re not alone. Here are five things you should be doing to help your windows not only last their expected life, but also function properly and look great for as long as possible.
1. Wash the Glass, Screen, & Frame
Many homeowners wash the window glass, but neglect the other steps. You want to wash the frame to remove built up debris and dirt from harming the sash or preventing it from closing completely. A clean frame also prevents mold or mildew growth. Window cleaner is OKfor cleaning hand prints from the glass occasionally, but when you’re cleaning the window glass and frames, it’s best to use mild soap and water. To clean the screen, remove it and gently hose it off and, when necessary, use a soft brush. Never use a pressure washer to clean windows or screens.
2. Maintain Your Caulk
Caulk needs to run continuously around your window both inside and outside. The purpose of your caulk is to keep water and pests out and provide an airtight seal. As you look at your windows, you should see a continuous bead of caulk around the entire window frame. If you don’t, it’s time for some basic window maintenance. For the outside 100% silicone caulk is best. It’s waterproof and better in extreme temperatures. Acrylic or latex caulk is best for interiors as it’s paintable. Not sure how? 3. Open and Close Your Windows Regularly
This window maintenance tip surprises most homeowners. Your windows (other than picture windows) were made to open and close. When you don’t open and close them, the hardware is more likely to fail. Plus, when you open them you will notice if they are loose in the window opening or if there is mold or mildew on the window frame and sill. While you’re operating them, lubricate moving parts with a silicone spray or graphite-based lubricant. Be sure to check your window’s recommendations for which is best.
4. Replace You Weather Stripping When Necessary
If you notice a window is drafty and the others aren’t, one cause could be worn out or missing weather stripping. Weather stripping on windows is often a thin foam or rubber strip along the sides of the movable sash. Pro window maintenance tip: Be sure to tilt in your windows that tilt in and check all four sides.
5. Inspect Your Windows
Even homeowners who perform regular window maintenance have windows that fail from time to time. If you notice that your window has condensation between the panes, is loose in the window opening, or isn’t operating as it should, check your window warranty. If your windows were recently installed, reach out to your installer and ask for help.
