average lifespan of windowsBecause so many windows and doors come with a “lifetime” warranty, people often ask us about the average lifespan of windows and doors. However, if you read the warranty, you’ll see that it’s not the whole window and it’s probably not forever. Most lifetime warranties are limited to the original owner and are actually a limited lifetime warranty. The phrase limited means they limit what they cover and how long they cover it.

Many Factors Influence the Average Lifespan of Windows & Doors

Like all elements on your home home’s exterior, your windows and doors are subject to weather and temperature extremes. The climate, however, is just one factor that can play a part in how long your windows last. Other things that influence their lifespan include:

  • Installation – Windows and doors not properly installed won’t last as long as those installed the way they should be installed.
  • Proper sizing – When a window isn’t properly sized for the opening, there’s a higher chance of failure.
  • Maintenance – If you’re not caulking your windows when the caulk fails or lubricating moving parts, the windows will fail sooner than they should.
  • Quality – There are different window manufacturers and even different lines of windows within those brands. Higher quality windows will, generally, last longer than cheap windows. You should look for quality materials (such as virgin vinyl) and quality manufacturing including welded frames.

Average Window Lifespan

The average lifespan of windows, according to the International Association of Certified Home Inspectors (NACHI) varies with the window’s material. The most common window material is vinyl, which they report has an average lifespan of 20 years. However, they also report that double-pane windows last 8 – 20 years. They also notice that the life expectancy also varies with usage. In most homes where we ask the homeowner about the age of their windows, we find that the average lifespan of windows is between 15 – 20 years.

Average Lifespan of Doors

This answer is a little trickier than answering the average lifespan of windows because there are not only many door materials, but also types of doors. To keep this simple, again using the NACHI report, we’re going to focus on entry doors, as sliding doors have about the same lifespan as windows. The average lifespan of doors varies much more with the material. However, you also have to take into consideration their exposure to the elements and maintenance. If you purchase a wood, fiberglass, or steel exterior door, you can expect it to last about 100 years, possibly more. Vinyl doors last much shorter on average at about 20 years.
